Stad Ship Tunnel

Location and Regional Overview

The project is located at the Stad peninsula, a strategic maritime corridor along Norway’s primary coastal shipping route. The tunnel will bypass one of the most weather-exposed sea passages in Northern Europe, improving reliability, safety, and operational predictability for maritime traffic.

Simultaneously, adjacent land is being developed into structured business zones, forming a new industrial and logistics cluster integrated with the transport corridor.

Lesto Commercial Area

Suitable Use

The region is optimized for capital-intensive and infrastructure-dependent industries, including

  •   Maritime logistics and port operations
  •  Industrial production and heavy manufacturing
  •  Vessel maintenance and offshore support services
  • Seafood processing and marine industries
  • Logistics terminals and distribution bases
  •  Commercial real estate, hospitality, and service hubs

The multi-zone structure allows investors to match site selection to operational requirements, from industrial-scale facilities to commercial developments.

Key Investment Advantages

Infrastructure-backed investment environment

Government project implementation reduces development risk and accelerates investment readiness.

Large-scale land availability

≈160 decares (≈160,000 m²) of newly created commercial land provides rare coastal development capacity.

Maritime access integration

Several zones include shoreline positioning suitable for quay infrastructure and marine operations.

Reduced upfront capital requirements

Pre-formed land eliminates major early-stage site preparation costs.

Cluster-driven growth model

Simultaneous development of multiple zones creates a regional business ecosystem rather than isolated assets.

Long-term value appreciation potential

Major transport infrastructure projects historically drive sustained growth in land value and commercial demand.

Specifications

Approximately 160,000 m² of new commercial land is being created and allocated across four development zones:

  • ≈40 decares (≈40,000 m²) — Lesto Zone
Coastal industrial area designed for maritime logistics and quay-based operations.
  • ≈ 60 deares (≈60,000 m²) — Kjøde Zone
Industrial platform suitable for heavy industry and large-scale operations.
  • ≈30 decares (≈30,000 m²) — Portal Zone
Mixed-use development area for offices, hospitality, services, and commercial facilities.
  • ≈30 decares (≈30,000 m²) — Moldestad Zone
Maritime industry site with planned deep-water access and adjacency to existing seafood processing operations.

All sites are formed using excavated rock from the tunnel construction, meaning ground stabilization and land preparation are delivered as part of the infrastructure project.

Moldestad Commercial Area

The Stad Ship Tunnel region is not a single project site but an emerging infrastructure-anchored industrial cluster. Investors gain access to newly created commercial land integrated with a national transport corridor, maritime routes, and industrial zoning.
